Underwriting Guidelines from AIG Environmental®

MOLD COVERAGE AIG Environmental® now offers microbial matter (a.k.a. “mold”) coverage under our traditional pollution liability policies. The following submission guidelines apply for the two primary classes of business with mold liability exposures: • Contractors Coverage – Contractors Pollution Liability (CPL) Coverage is provided for Loss resulting for Bodily Injury, Property Damage or Cleanup Costs caused by Microbial Matter resulting from the Insured’s covered operations via the Microbial Matter Coverage Endorsement.
	Minimum Premiums for $1M/$1M limit, 25K (minimum) deductible, one year policy: Residential HVAC Contractors (this class limited to claims made coverage): $20,000 Carpentry, Roofing, Framing, Home Building/Developers (this class limited to claims made coverage), Commercial HVAC, Mechanical, Refrigeration and Plumbing Contractors: $10,000
To qualify for Microbial Matter coverage, the applicant must provide the following along with a completed signed CPL application (not more than 30 days since signature) PRIOR TO BINDING:
1.	5 years loss experience from the previous CGL & Pollution (if any) Policies. Details must be provided for both water damage and mold related claims.
2.	A letter stating there are no known incidents, claims or other circumstances concerning the existence, growth or presence of mold in any of their previous work for the immediate past 12 month period.
3.	Written evidence of mold awareness training for employees—mandatory.*

• Site Specific Coverage – Pollution Legal Liability (PLL)
A Microbial Matter Endorsement or Exclusion is mandatory on all Pollution Legal Liability Policies. Claims Made coverage is provided for Loss resulting from Bodily Injury, Property Damage or Cleanup Costs caused by Microbial Matter via the Microbial Matter Coverage Endorsement.
	Minimum Premium for $1M/$1M limit, $25K (minimum) deductible, one year policy: $10,000
To qualify for Microbial Matter coverage, the applicant must provide the following along with a completed signed PLL application (not more than 30 days since signature) PRIOR TO BINDING:
1.	5 years loss experience from the previous CGL, Property & Pollution (if any) Policies. Details must be provided for both water damage and mold related claims.
2.	IAQ Questionnaire
3.	Copy of the Insured’s Water Damage/Mold Response Plan—mandatory.*

* AIG Environmental® in partnership with Environmental Support Solutions (ESS) offers an Indoor Air Quality Operation & Maintenance (O&M) software and certification program. Through this program, prospective AIG Environmental insured's are provided an inexpensive and expedient way to fulfill Microbial Matter Water Damage/Mold Response Plan underwriting requirements and other important elements of an overall water/mold and IAQ O&M plan. Tailored to fit prospective clients’ specific exposures, ESS’ software makes an IAQ plan easier to more execute through use of interactive prompts, which make water/mold maintenance and response a part of a client’s daily routine. Additionally, the software features a certification training module, provided by The National Registry of Environmental Professionals, to further educate on mold issues.
